Property development Portfolio

I have been involved for many years in property development as an occasional side line to my career when time has allowed having developed several properties in need of complete refurbishment in London UK for my rental portfolio. These have ranged from small properties held for rental and others for resale. All properties have been developed with myself as project manager and when possible a hands on approach has been taken to limit costs, this has involved all aspects from structural, plumbing to decoration. All have been kept broadly to budget and to a high specification while remaining profitable.

I regularly analyse my exposure to the property market and concider my investment profit margins to decide if expansion, shrinkage or hold status of my portfolio is the best approach for the year including capital gains implications.
